Project overview

This project had a tight time limit for completion. I had to finish planning, construction drawings, and documents within 23 weeks. As it was a building for the Specialty Contractor Association, I thought the cutting-edge technology in architecture must symbolically emerge, and the client asked me to experiment with green technology in the building. In order to meet the conditions, I had to minimize the idle time that can’t be avoided in the design process, and to plan and manage the process efficiently. Continuous feedback between the client and the architect was also critical. I decided to introduce the environment based on BIM and started this somewhat experimental project upon gaining consensus of the engineering contractors.

Joint venture contract with main contractors

The Jeonnam Specialty Contractor Association building took a “joint venture contract with multiple main contractors” style for the selection of a constructor and the construction process, a first for this in Korea. In the typical contract process, an architect office gets the contract and subcontracts with specialty subcontractors. With this new style, however, a specialty contractor whose subcontract cost accounts for over 10% of the total cost makes a joint venture contract with an architect office, which means that there are at least two main contractors for a project. This can strengthen the right of specialty contractors and allow a better balance in cost allocation.

Features of the site

The area where the building is located is considered to be an administrative city in Jeonnam Province. The nearby Jeonnam Provincial Government Hall adds to this atmosphere, and so the building was designed to be more public in terms of visual and spatial aspects. I paid extra attention to making sure that the building wouldn’t block a public park that is planned to stretch from south to north on the east side of the site. I designed the lower part of the building to be as open as possible unless it affected the profitability of the building. I also increased the floor-to-floor height above the maximum permissible height. Selection of material was also important to make sure that the skin of the building wouldn’t disturb the surrounding area.

Features of architecture; 3 dimensional curtain wall

I planned the function of the building as well as its exterior appearance to carry the features of the building as a Special Contractor Association building. The dimensional combination of the skin adjusts the sunlight, and the gap between the dimensional panels becomes a space for ventilation. The creative design made the skin of the building carry originality of elevation and be multifunctional. It also shows the changes of a day, months, and seasons. The skin appears to change with the passing of time, over a day, months, and seasons.

Eco Shaf

The Eco Shaft works when the pressure outside the shaft is lower than that inside it, which thus causes air to flow from the outside to the inside of the building. It allows ventilation to occur naturally, without a special device or equipment, and it can lead to energy savings. A scoop is installed on the upper area for natural ventilation and the outside air flows in from the external walls on each floor, and there is an opening at the center where air can go up through the shaft. All of these processes are controlled by an intelligent system. The Eco Shaft has a few reflective panels inside, which allows sunlight to reach down even to the basement, though artificial lighting is still needed. For full natural lighting, the building has to have a device installed on the rooftop to track the sun and reflect sunlight down into the shaft. This lighting is sufficient for having plants at the lower part of the building. Each device is made of a material that has a high reflection rate, such as aluminum, glass, a mirror, or a prism.

The use of BIM

This was the first project at home or abroad that used Revit only. The reason I chose this design was that I had to complete all the drawings within a short period and apply the effectiveness of BIM. I had real-time communication with the client by using dimensional drawings, and I calculated the quantity of some items on the specification by myself. I can say that I did a good job on the curtain wall to objectize it and extract drawings, elevations, and cross-sections. The process of the drawings revealed some serious problems with the subcontractors. However, despite some difficulties, we cooperated with each other for structure, MEP, and other areas. We also made extra efforts to complete the drawings by using a difficult program rather than the easy CAD program.
